Who are SellMyProperty.org?

“Sell My Property”  is a brand name given to a network of overseas property websites that have all agreed to work together to help individuals list and market “For Sale By Owner” to an international audience. A website to introduce owners to this service has been created at www.sellmyproperty.org.

Which company will I be dealing with?

The service is operated by a UK company called On The Move Ltd, who own SellMyProperty.org and represent the different websites in the network. On The Move provides all of the information technology, payment systems and other such services to many of the websites, as well as funding the staff that will deliver the service to you.

How long have you been in business?

Although SellMyProperty.org is a relatively new business, On The Move Ltd formed in 1999 and have been powering and staffing websites in the international real estate industry ever since, making us one of the longest established businesses in the entire sector.

Are you reliable?

Over the years, we have built up a reputation for honesty, hard work, professionalism and innovation. This has allowed our business to grow in a really difficult time for our industry. We have many business partners and take a great deal of pride in what we achieve for our customers.

Are you a real company or a virtual one?

Although some of our technical staff are so proficient we wonder if they have bionic implants, we are a real company, staffed by real people, with a real office in London where you can come and check us out if you want to. You can also speak to us during normal UK office hours, use the live chat on the site (it’s staffed by our team), use the support ticket, or email support@sellmyproperty.org and one of our real people will get back to you!

Can I have your company information so I can check you out?

On The Move is a limited company, registered in England no. 3871784. Our office address is 24 Jacks Place, Shoreditch, London, E1 6NN . We are registered for VAT with number GB 805 3650 46 and are registered for Data Protection with registration number Z4966058.

Have you sold many properties in the last 2 years?

Yes. We are a market leading business and advertisers continue to use us because we are successful and our sites are very visible around the web. However, we offer a low-cost fixed-fee advertising service and we don’t have the capability to track exactly how many sales have happened as a result of owners advertising on our site network.

Can you offer any guarantees that my property will sell?

That would be impossible. You control the pictures, the description, your availability for viewings, all negotiations and importantly, the price you’re ultimately prepared to accept. Since so many factors are outside our sphere of influence, it would be impractical for us to guarantee anything other than that we will work hard in trying to help!

Are you an estate agent?

No. We can’t help you value your property, don’t take pictures for you, won’t show potential buyers around the place and don’t get involved in the sales transaction.

What do you do then?

Our business is an international marketing business that specialises in using the internet to help people with property for sale to find potential buyers. We are experts in partnership development, search engine optimisation, pay per click advertising, website management, email marketing and social media campaigns – we put all these skills together to provide a specialised service for owners looking to sell property.

Will you offer us advice on how to sell?

We can provide you with guidelines on how to market your property effectively online – where to advertise, what information to highlight and how to present your property in the best possible light. We’d also be happy to talk to you about which of our upgrade options will give you the best chance of finding a buyer, given the type of property you have and your available marketing budget. We can’t provide expert guidance on pricing or market conditions and we don’t deal with buyer enquiries or negotiate on your behalf.

Can you recommend an agent for us to work with?

We don’t offer agent referrals or recommendations at this time, no.

Will I need a lawyer if I sell my property without an agent?

Yes, absolutely – we strongly recommend that you instruct a lawyer. Both buyers and sellers should always have legal representation in a transaction of such magnitude and importance.

What other services will I need?

If you’re going to move the proceeds of your sale across an international border, then it’s a good idea to speak to our currency partners to save money – it’s normally between 2% and 4% cheaper than using your bank, which could equate to thousands in real cash terms.

What parts of the world do you cover?

As we are internet-based, we can cover anywhere and everywhere! Over the last few years, we’ve had properties listed with us in every continent around the world. The sites we list your property on each have their own demographics, but you can be sure that your listing will reach buyers in more than a hundred different countries worldwide.

What type of property can you help sell?

Anything – residential homes for people to live, holiday properties, investment opportunities, renovation projects and even commercial property, land, hotels, or businesses. Our service is most suitable for properties where there is a good chance the buyer might not come from the local market – this might be because foreign buyers are common in a particular area, because the property type is rare and hard to value, or simply because local buyers can’t afford (or are less interested in) a particular type of property.

I can’t find any properties like mine, should I still advertise?

Yes – we have a huge number of people visiting our sites every month and they’re all looking for something different. If someone is out there who wants your property, you need to do everything you can to find them!

Can I list my property to rent?

No – this service is just for selling property.

I am not the owner of the property, can I still advertise?

If you pay the advertising fees, you are able to take out the listing regardless of whether you own the property.

Basic Subscription

Which websites will my property appear on?

The basic subscription includes publication of your listing on a number of sites.

At a maximum, your listing will appear on all applicable sites listed on the basic listing page of this site. However, some of the sites have restrictions, either in terms of geography or the type of property that can be listed on that particular site.

We have a full time team in place who will be working on adding many more sites to our network, so you’ll reach more and more visitors as time goes by. You can check back on the site at any time – we will always add new sites as we set up more partnerships.

Unfortunately, sometimes these relationships do end as well, so occasionally sites will be removed from the list – we therefore don’t provide any guarantee you will continue to be listed on all sites for the duration of your subscription. Hopefully the new sites we add will far outweigh the ones we lose!

How many people will see my property?

It’s impossible to say how many people will see your property.

Although we publish details on how many visitors come to each site in our network, that does not mean every single one of those visitors will see your property. Different visitors have different entry and exit points from the site and therefore may not see your property.

If yours is one of hundreds in a specific location, a visitor may have to scroll though many pages in order to find your listing, depending on the search parameters and filters that they use. That’s why it’s important to make sure you correctly fill out the details for your property, to ensure it shows up in any matching searches.

To maximise the number of people that see your property, it’s also a good idea to consider a featured property upgrade to increase the number of website visitors who are presented with your listing, as well as social media upgrades on Facebook, YouTube, Adwords and Twitter, in order to reach more people on those platforms.

What do you do to advertise your websites?

Each website is operated independently and has its own marketing plan, involving things like search engine optimisation, pay per click advertising, news and PR, HTML email campaigns, affiliate marketing, social media, listings distribution and other activities aimed at increasing relevant traffic.

Can you tell me how many leads I will get?

No – With some of the promotional upgrades we can guarantee a certain number of ad clicks or property views, but we can never tell how many people will actually enquire. The lead volume can vary depending on a great many different factors. There are two sides to the equation. Firstly there’s the property – how popular the location is, how many people can afford the price, the quality of the pictures and other elements of the listing. Then there’s the marketing side – how much competition there is from other listings and advertising, plus how hard you work to promote your property and find a buyer.

Can I add more than one property?

The basic subscription covers the advertising of one property.

To add more properties, you will need to pay for a second subscription.

How long will my property stay on the site?

The basic subscription continues indefinitely, provided you don’t cancel the subscription, with payment occurring automatically at the subscription intervals.

Are the sites my property is on all English language sites?

Some of the sites that Sell My Property publishes to have versions in different languages. As time goes by, we expect to work with more sites that cater for different languages, as our aim is to try and reach the whole world and your buyer may come from anywhere!

How can I tell how many people have viewed my property online?

If you click on “Manage my listing” you can see some basic performance statistics for your property. You will see the following columns:

Rank: Which tier of results your property appears in. FSBO advertisers are always shown in the highest tier.

Images: How many images are included for your property.

Mapped: Whether geo coordinates have been added.

Views: How many people have clicked in to see the full information on your property. Please note that many more may have seen your listing in the search results or in a featured position – only people accessing the full details are logged.

Leads: How many enquiries you’ve had for your property.

Lead%: The percentage of people viewing the full information that have enquired about your property.

The default view shows these statistics for All Time, but you can change this to show results for This Month, Last Month or the Previous Month.

Listing Instructions

Where do I login to add a listing?

When you register with Sell My Property, you are automatically logged in to the listing system.

If you log out for any reason, please return to www.sellmyproperty.org - it doesn’t matter which site you signed up on.

The login form is at the top right of the page, in the two fields with “Username” and “Password” shown in light grey font.

How do I get a username and password?

When you first register with Sell My Property, a username and password will shown on screen and will also be sent to you via email.

How do I recover my password?

Under the login form at the top right of the homepage on www.sellmyproperty.org, there is a link that shows “Lost Password”.

Click this and then enter the email address that you used to register your account and your password will be sent to you via email.

I can’t seem to login, what should I do?

Email support@sellmyproperty.org. We will respond promptly with your account details.

How do I upload my property?

Once you have created your account, you will be prompted to complete your listing.

Can I copy my property information from on another website?

You are free to copy and paste all the same information if you wish, provided of course that you don’t plagiarise any copyrighted material!

May I put my personal contact information on the listing?

This is your listing and your home.  You are welcome to add personal details to your listings; however we do not recommend it. Potential buyers are able to email you from the website successfully and to protect your privacy we recommend refraining from advertising sensitive contact information.

What should I put for my property name?

Use something that you think will be similar to how people will search in Google, such as “2 bed cottage with a private orchard” or “sea view penthouse apartment” – the location information will be automatically used with the title you write.

I can’t find my town in the dropdowns or autocomplete?

We can add it if it doesn’t exist – we need the XY coordinates, plus the state, county, or other formal administrative region the place is located with (you can get both of these from Wikipedia).

I can’t see my town / region / country on your site – is this an error?

Probably not – It may mean we don’t currently have any properties in that area. But if it is an error, our technical team can easily add this for you.

How do I use the map function?

Use the map function to accurately pinpoint the position of your property. You can enter the coordinates if you know them. However, most people use the autocomplete or dropdown menus to select the nearest place and then load the map and click the Use Position button to store the coordinates.

Some of the sites in our network have a map-based search, so it’s important that users searching this way can find your property.

Which property type should I use?

Choose the lowest, most detailed level possible. If you choose Condo, you will also be included in Apartment and Residential Property, so you have more chances of being found if you set a more detailed Sub Type.

I’m seeing an error when I put my price in, what should I do?

Do not use any special characters such as commas, full stops or currency symbols.

What should I put in the short description?

Here you have just 256 characters to quickly grab attention. This information should be concise, punchy and brief.

How does the video creation system work?

Your video will be created based on the information in your listing. You need at least 4 images (but the more, the merrier) as well as correct location information. You also need to tag each picture and add an image description – this is mandatory, but leads to much better quality videos.

How do I request the video service?

The video service is included for free with all basic subscriptions. However, you must ensure that your listing meets the minimum information standards and you will then need to tick the tickbox to create the video.

How do I create a great quality video?

Follow these instructions:

Property Name: The name will be used in the video sitemap and therefore will have a big impact on search engine and YouTube optimization. Use something that’s descriptive and that makes use of the type of the property, such as “2 bed villa in Marbella for sale” or “Cheap holiday apartment in Tenerife” or “Discounted luxury Florida condo” etc.

Key Features: The first 6 Key Features for the property are used in the video, so make sure they are descriptive, punchy and do a good job of selling the property.

Map References: Part of the video is a layered zoom into the country, region, area and locality of the property using Google Maps. This requires the latitude / longitude of the property to be stored in Lead Galaxy, which can be found using the embedded map.

Number of Images: We’d suggest using at least 10 images and if you have good quality ones, there is no reason not to use as many as 20 or even 30, which is the maximum.

Image Sizes: The maximum size of the images has been changed to 800 x 600 pixels, so that images can be panned and scrolled in the video without losing quality when shown in the 500 x 375 pixel viewing screen. Images are now also being stored at a higher jpeg quality.

Image Tags: Tags are used to help tell the story of the property by sequencing the images. Each image can be classed as Local Area, External, or Internal and the images are sewn together in groups of that order. If no tags are used, the images are classed as “general” and shown in a random order.

Image Descriptions: Subject to a maximum of 36 characters including spaces, a short description for each image can be added, which is overlaid at the top of the screen in the final video. These help give more information to the viewer by describing the images used.

Main Image: Ensure that the best image is selected, as this is used to create the video thumbnail of the property, so will be the first thing a viewer sees – it may make the difference as to whether a potential buyer actually watches the video.

Can I upload my own video?

No, unfortunately our system does not allow that.

Why are images important?

Pictures create the most immediate and lasting impression of what a property looks like.

You should include pictures of everything attractive from the surrounding area, including local beaches, golf courses, ski slopes or countryside, as well as external and internal shots of the property itself.

Make sure photos are well shot and not too repetitive.

If you can, choose a nice bright, preferably sunny day to take them.

How many images may I upload?

You can upload up to a maximum of 30 images.

What size images can I upload?

There is a maximum width of 800 pixels (2MB) per image.

What file types can I upload?

You can upload jpeg / jpg or gif files.

Can I upload a whole folder of images?

Yes, we make it very easy to upload all your images in one go, rather than selecting them one at a time.

Can I reorder the images?

Yes, simply move them around on screen!

How long will it take for my photos to be posted?

They will post automatically if you do them yourself. If you have any issues, please contact our support team on support@sellmyproperty.org

How do I change my pictures?

You can change your pictures under “manage your listing” and then clicking edit listing.

Can I include floor plans in my listing?

This is a good idea – you can upload these as if they were a normal image. We will be adding the capability for you to upload separate floorplan files to selected sites.

What should I put in the main description?

Write this in simple, positive language. We really like using a 4-section approach that tells a nice story of the property:

1. Local area: provide details of the tourist attractions and why someone not familiar with the region or area should consider buying there.
2. Amenities: outline the services and facilities on the resort development or nearby if the property is not on a complex.
3. The property: describe the grounds and exterior, then move into the property and explain how it’s laid out, finished and furnished.
4. Reasons to purchase: explain why someone should consider buying this property and what makes it such a good deal.

This will also be fairly consistent with the video that’s created, helping to create a strong story.

Is there an option to add schools or basic local amenities nearby on my listing?

You can add that to your description to your property. However, we don’t generate these automatically.

What are the key selling points?

These are half a dozen or so of the most important things a potential buyer should know about this property.

What is the auto assign function?

This tool looks at all the words you have used in the description and makes a guess at various keywords that describe the various features of your property. This helps on sites where there is a translation, as the key phrases can be translated automatically and help a non English user understand the basics of your property, without having to rely on the full description being translated. These tickboxes also link to certain search features on some sites, so the more of the relevant ones that are ticked, the more likely your property is to be found.

Fees & Cancellation

How much does your service cost?

The basic service currently costs £100 for 3 months. This is a very low fee considering how many potential buyers could see your property.

What discounts are there?

We offer fixed discounts on the basic subscription of 25% if you pay for 6 months in advance, 50% if you pay for 12 months and the option of paying a little more to keep your listing live indefinitely. There are no discounts on the upgrades – these prices are fixed.

Can I pay in any other currencies?

You can pay for your basic subscription in either GBP Sterling, Euros, or US Dollars. You must select this at the point of registration. Your account and any recurring subscription payments will always be charged in that currency. However, upgrade prices are calculated, displayed and charged in GBP Sterling. We are working to allow you to view any prices on our site in your home currency, for reference purposes only.

Do I have to pay VAT?

As we are UK VAT registered, all UK customers must pay VAT.

Customers in the EU must pay VAT unless they have an VAT number from an EU company.

Customers outside the EU are exempt from UK VAT.

How can I pay for my listing?

We use two different payment suppliers, PayPal and RBS Worldpay.

PayPal is owned by eBay and is one of the largest and has quickly grown into one of the most recognisable online payment systems. It’s safe, secure, easy to manage and although you need a PayPal account to set up a subscription with Sell My Property, once you have a PayPal account set up, you can use it for all sorts of things and there are no charges for funding your account or making payments.

RBS Worldpay is owned by a leading British bank and allows us to securely take card payments online. You can use most credit and debit cards including Visa, MasterCard, Maestro, Electron, American Express, Solo, JCB and Diners cards.

Are my card details safe with Sell Your Property?

Payments are made either using a PayPal account or on a secure server direct with RBS Worldpay - we never come into contact with your card details and so don’t have an opportunity to store them (even if we wanted to!).

Do I have to pay commission?

No – whether you find a buyer through Sell My Property or elsewhere, there will be no commission to pay to Sell My Property.

How do I renew my subscription?

When you sign up, a PayPal or RBS Worldpay recurring agreement is created, which means you are automatically charged again at regular intervals until you cancel. If you sign up for 1 month, the intervals will be 1 month, while 3, 6, or 12 month subscriptions will renew at those longer intervals.

Is there a contract to sign?

No, since the fee is payable up-front, there is no contract required. However, you are bound by the terms and conditions of our service, which can be found at the foot of www.sellmyproperty.org and will be kept up to date at all times. You should check through the terms and review them for changes periodically.

How and when can I cancel?

You can cancel at any time prior to your renewal date.

Please do not send Sell My Property an email to cancel your subscription or account.

Cancellation of your subscription payment must be done directly via PayPal or RBS Worldpay.

I forgot to cancel my subscription, can I get a refund?

We understand that sometimes recurring payments can be annoying, as you may forget to cancel them. Our policy is that we will not challenge a refund provided you cancel your payments with PayPal or Worldpay within 7 days of the renewal date. After that time, you have had the benefit of additional advertising with us and no refund will be granted.

Will my property be removed immediately when I cancel?

Your property will stay live up until the renewal date, unless you choose to suspend it earlier.

Do you offer a free trial?

No. We have priced our service extremely cost-effectively and allow 3 month subscription at only £100, though the best value can be achieved with longer prepayments.

How do I cancel my subscription with PayPal?

Cancelling a subscription cancels all future scheduled payments of that subscription.
A subscription can be cancelled up until the day of the next scheduled payment.

1. Log in to your PayPal account.
2. Click the My Account tab.
3. Click the History subtab.
4. Click more filters, select Subscriptions and Agreements, and then click Subscriptions.
5. Change the date back to the year the subscription was created, and then click Show.
6. Click Details next to the subscription.
7. Click Cancel Subscription.

How do I cancel my subscription with RBS Worldpay?

Cancelling a subscription cancels all future scheduled payments of that subscription.
A subscription can be cancelled up until the day of the next scheduled payment.

2. The Recurring Payments (FuturePay) Shopper Home page is displayed.

3. Under the Agreement ID column, select the hypertext displaying the Agreement ID for the agreement you want to cancel.

4. The Recurring Payments (FuturePay) Agreement Details page is displayed.

5. Double check that the agreement on your screen is definitely the agreement you want to cancel.

6. Select the Cancel button.

Managing Leads

How do people get in touch with me if they are interested?

All the websites that Sell My Property publishes listings to work in the same way – the visitor is required to fill out a short form containing their contact details and any specific questions they have about the property. This is then sent via email directly to the advertiser (you). You will therefore receive emails straight away when someone makes contact via one of the sites (although sometimes sites process their leads hourly and send them to advertisers in batches, so there may be a short delay of up to 1 hour). You can access a permanent list of all your historic leads in the Sell My Property Listing Platform.

Help – I am not receiving leads!

If you have tested the contact form on one of the sites and have not received the email lead, there’s a good chance you need to check your spam folder. Hopefully you will find the lead in the junk or spam folder and can then add the sender or subject line to your safe list, so that all future leads go to your inbox. If you need help with this, please contact your account manager for help.

How should I respond to a lead?

Studies have shown that responses are many times more effective if they come within the first 10 minutes of a lead. It makes sense really – you know the potential buyer is thinking about property when they make the enquiry, plus they are likely to be available to talk further. Hit them while they’re hot!!

Also, never rely solely on email. Remember that the client has filled out a form on a website – they have not sent you an email directly. This means that your email address won’t be recognised by their email system, so there’s a higher than normal chance that your email response to their enquiry will go to their junk folder. By all means send an email as a first response if you are more comfortable that way, but don’t be surprised if you never hear anything further.

It’s much better to email and then call immediately to make sure they’ve received the email and know to look in their junk folder if they don’t see your response. Or alternatively just get straight on the phone and start selling!

Who will show the property to a buyer when they are interested?

It’s down to you to show the buyer around the property, or if you are not in the area, to arrange for a local agent or representative to conduct the viewing.

Does Sell My Property get involved in the negotiation process?

No, Sell My Property is not involved in the negotiation process under any circumstances. You or your representative will negotiate directly with any buyer, or their representative. You are completely in control of how much you want to offer or accept on a property, but it does give you more opportunity to get a good deal or hold out for the price you want.

I’m having trouble contacting my interested buyer, what do I do?

Firstly, make sure you try all sensible variations on the phone number – replace + with double zero, drop or add the first zero etc. After that, be patient and wait for them to come back to you via email – other than that there’s not really too much you can do. It is important to respond to leads as promptly as possible, but sadly some leads just go cold.

Does Sell My Property check buyers prior to sending me their details?

Anyone with an internet connection is allowed to access our websites. Everyone has the ability to search for any property they wish so it’s impossible for us to screen every person making an enquiry on our system. We can offer our opinion and see if we thought it was a SPAM or time wasting enquiry, but we can’t pre-vet all enquiries.

Can I trust online buyers?



Take every lead seriously, but trust your own instinct. In addition:

  • NEVER give out your bank details
  • NEVER agree to send any money anywhere
  • NEVER send copies of any identification
  • NEVER agree to travel to a meeting point
  • NEVER believe anything that’s too good to be true

Unfortunately, there are scammers out there who prey on people that are in need and sometimes people with property they desperately want to sell can fall into that category.
